What the Numbers Mean
The Southern Chester County luxury market is active, but it behaves differently from the broader residential market. In July, 7 homes in the uploaded luxury market data closed at $1 million or more, with a median sale price of $1,405,000 and an average sale price of $1,407,584.
There are currently 42 active luxury listings compared with 14 pending sales. That gives higher-end buyers meaningful choice and makes comparison shopping more important. Unlike a severely inventory-constrained market, luxury sellers cannot assume that price alone will create urgency. Buyers can compare setting, condition, privacy, architecture, improvements and overall presentation before deciding where the strongest value lies.
Luxury homes sold for an average of 98.1% of their final asking price and 97.4% of their original asking price. That gap is worth watching. It suggests that buyers are willing to pay strong prices for the right property, but initial positioning still matters.
From My Perspective
In the luxury market, buyers are not simply buying square footage. They are buying the entire experience of the property.
Privacy, setting, architecture, quality of improvements, outdoor living, condition and the way a home presents online all influence buyer response. Higher-end buyers often have more flexibility in timing, so they are willing to wait for a property that feels right.
That makes preparation especially important for luxury sellers. A home that is thoughtfully staged, professionally photographed and positioned at a price the market can support has a much better opportunity to stand apart from competing listings.
One Thing I'd Tell Every Luxury Seller This Month
Luxury pricing needs to be precise, not aspirational.
A distinctive property may not have a perfect comparable sale, but buyers still evaluate value carefully. The goal is to identify the features that truly command a premium and then position the property so buyers understand that value from the moment they encounter it.
At this price point, even a small pricing difference represents a significant amount of money. A carefully planned launch can be more valuable than testing the market at an ambitious price and adjusting later.
One Question Luxury Sellers Are Asking Me
“Do luxury homes naturally take longer to sell?”
Sometimes. The buyer pool is smaller as prices rise, and luxury properties are often more individual. However, that does not mean a luxury home should simply sit on the market. In July, 3 of the 7 luxury sales in this data set went under contract within seven days.
The right property can still create immediate interest. The difference is that marketing, presentation and pricing have to reach a more specific buyer.
Looking Ahead
As we move toward fall, I will be watching whether luxury inventory continues to build and whether pending activity keeps pace. If buyers gain additional choices, sellers may need to be even more deliberate about how their properties are positioned.
I will also be watching the difference between original asking prices and final sale prices. That relationship can tell us a great deal about whether sellers are meeting the market from the beginning or making adjustments after buyers have already had an opportunity to evaluate the property.
