What the Numbers Mean
One of the most encouraging signs this month is the relationship between available inventory and buyer activity. With 65 properties already pending or under contract compared with 71 active listings, buyers continue to absorb a large portion of the available inventory.
At the same time, the market is becoming somewhat more balanced than it was during the most restrictive inventory periods. Buyers have additional choices, which means presentation and pricing are increasingly important for sellers. The homes receiving the strongest attention are generally those that are well prepared, professionally marketed and priced appropriately from the beginning.
The difference between the six-day median and the 18.4-day average is also important. Many homes sold very quickly, while a smaller group remained on the market longer and pulled the average upward. Strong overall demand does not guarantee the same result for every property.
From My Perspective
Every month I spend time walking through homes with buyers, discussing pricing strategies with sellers, reviewing inspections, negotiating contracts and watching how buyers react to new listings.
One thing that stood out to me this month is that buyers remain enthusiastic, but they are also becoming more selective. When a home is thoughtfully prepared and priced realistically, buyers are still moving quickly. Homes that need substantial updating or are priced aggressively may take longer to generate the same level of interest.
That is why I continue to believe that preparation before listing is one of the best investments a seller can make.
One Thing I'd Tell Every Seller This Month
Do not wait until your home is listed to begin preparing it.
The homes that create excitement during their first week on the market often have one thing in common: they were thoughtfully prepared before the first buyer ever walked through the door. Small repairs, decluttering, professional photography and a pricing strategy based on current market conditions can make a meaningful difference in both the speed of the sale and the final result.

Should I wait until spring to sell?
Spring often brings additional buyers, but it also brings additional competition. There is rarely one perfect month to sell. The best timing depends on your goals, your home's condition, the level of competition in your neighborhood and what buyers are doing at that time.
A market-specific evaluation is more useful than following a general rule about the calendar.
Looking Ahead
As we move through late summer, I will be watching inventory levels closely. If inventory continues to increase while buyer demand remains healthy, the market may become more balanced.
Sellers should continue to benefit from strong pricing, but thoughtful preparation and realistic pricing strategies are likely to become even more important. For buyers, a gradual increase in inventory may create additional opportunities without eliminating competition for the best homes.
