What the Numbers Mean

Buyer activity is outpacing the number of homes currently available. There are 46 properties pending or under contract compared with 33 active listings. That relationship suggests that buyers continue to absorb available inventory at a healthy pace.

The speed of the market is another important signal. The median days on market was only 5 days, while the average was 15.1 days. 12 of the 20 homes that closed, or 60%, went under contract within seven days. A smaller group of listings took longer to sell and pulled the average upward.

Sellers received an average of 101.6% of the final asking price. That indicates strong demand, but it should not be interpreted to mean that pricing no longer matters. Homes that are prepared well and priced realistically from the beginning are still in the best position to attract immediate attention.

From My Perspective

What stands out to me in Avon Grove is the combination of a relatively quick median sale and a strong pending pipeline. Buyers are clearly active, but they are not responding equally to every property.

When a home is clean, thoughtfully prepared and priced in line with current competition, buyers are willing to act quickly. Homes that feel ambitious in price or require substantial work may not receive the same urgency.

That is why I continue to emphasize preparation and positioning before a home reaches the market. The first week remains extremely important.

One Thing I'd Tell Every Seller This Month

Do not base your pricing strategy only on the strongest sale in your neighborhood.

The best comparable sale is the one that most closely resembles your home in location, condition, size and buyer appeal. A carefully supported price creates urgency. An inflated price can cause buyers to hesitate during the period when a listing receives its greatest attention.

One Question Homeowners Have Asked Me

Are buyers still competing for homes?

Yes, particularly for homes that are well maintained, attractively presented and priced appropriately. The data shows that a meaningful share of July sales moved within one week and that sellers, on average, received slightly more than their final asking price.

Competition is not automatic, however. Buyers have access to extensive information and compare each new listing closely with its alternatives.

Looking Ahead

As we move through late summer, I will be watching whether the number of active listings begins to catch up with the strong pending pipeline.

If inventory grows while buyer activity remains steady, buyers may gain more choices without fundamentally changing the market. Sellers should still be well positioned, but accurate pricing and strong presentation will remain essential.
